Scenario
Five years out from retirement, and not yet ready to sell their existing home, our clients happened to find their dream home in NSW. Timing wasn’t right, but the country meets coastal property certainly was.
Opportunity
To make things a bit trickier, the property had an encumbrance on it that prohibited a lender from using it as security – which meant only cash buyers would be able to acquire the property. Meanwhile, our clients’ equity was tied up with their existing home. There was plenty of competition for this unique property and so we had to think fast!
Solution
By leveraging the equity from our clients’ existing home, and liaising with a lender who offered a 48 hour turnaround time, we were able to help them secure their dream property. None of this would have been possible without our insight into lender policies, and how to craft a compelling application.
Outcome
Our clients have secured their dream home for retirement. in the meantime there are renovations underway, a healthy rental income to cover costs, plus an ideal holiday house. By setting clear goals and seeking our expert guidance, our clients were able to achieve exactly what they set out to.
